Signs of Foundation Problems: What to Look For
A plain checklist of what foundation movement looks like inside, outside, and in your yard โ and what's usually normal.
Inside the House
Signs Inside
- Cracks in drywall that start at the corners of doors and windows, often running diagonally
- Doors and windows that stick, rub, won't latch, or swing open on their own
- Gaps between walls and ceiling, floor, or trim
- Floors that slope, feel bouncy, or have cracked tile
- Cabinets or countertops pulling away from the wall
Outside the House
Signs Outside
- Stair-step cracks in brick that follow the mortar lines
- A gap opening between the brick and window or door trim
- Cracks in the slab, garage floor, or driveway that keep getting wider
- Soil pulling away from the foundation during dry weather
- Water that pools against the foundation after storms
Probably Normal
What's Usually Not an Emergency
Not every crack means a failing foundation. Thin hairline cracks in drywall can come from normal seasonal movement or the wood framing drying out, and small shrinkage cracks in a concrete garage floor are common. What matters is the pattern: cracks that are wide, growing, show up in several places, or come with sticking doors and sloping floors deserve a closer look.
This is general information, not a diagnosis. Only an inspection can tell you what your house is doing.
Keep Track
How to Monitor a Crack
Mark it
Draw a pencil line across the crack at each end and write the date.
Photograph it
Take a photo with a ruler or coin in the frame so the size is clear.
Recheck monthly
Note whether it grew, and whether it changes after heavy rain or a dry spell.
Share the record
Bring the photos and dates to an inspection. They help show how fast things are changing.
